Design Additions
I have designed over 20 residential additions in Alameda, Oakland and Berkeley over the last 5 years. These additions have ranged from kitchen-family room open plan remodels to master bedroom suites to full second story multi-purpose bonus room additions.
I have worked closely with each client to ensure the addition provided all of their scope needs and wishes while still budget conscious on a timely schedule.
Each addition has also been designed with a harmonious esthetic matching the architectural style of the original home.
Permit Planning Services
For each residential addition project, I submit the planning review application with existing plans and elevations along with the new plans and elevations, new window schedules and photo documents.
I work with the city planning review comments and the city historic review comments also for many older East Bay Craftsman, Victorian and Colonial style homes.
I have a 95% success rate with obtaining full planning permit approval with these historic homes.
Once planning green light to move forward is given, we proceed to working with a structural engineer that I collaborate with or I work with an engineer of the clients choosing. The Structural Drawings along with the Energy Code sheets and Mechanical, Electrical and Plumbing drawings are added to the architectural drawing set. I then submit the entire construction set to the City Building Department for permit review. The city responds with a list of review comments. The comments are responded to with clarifications and notes back to the city for final review. The final review is a shorter 10 day review period to receive the “Full Approved Building Permit.”
Construction Administration
After the city issues the fully approved and stamped Building Permit; copies of the permit set are printed in triplicate and sent to at least 3 contractors for bid quotes and estimates.
The contractor can call and meet with myself and the client to clarify any questions about details, materials, and dimensions, etc.
My C.A. (Construction Administration) services can also be requested to attend weekly job site meetings with the client, contractor and sub-contractors.
I can also be available to help on site with the finish details for such items as kitchen cabinets and counters & bathroom fixtures and tiles.
I am always available to answer RFIs (Request for Information), through-out the Construction Process.
